Five focus towns, then the rest of the county
Our focus is the Lakeland, Winter Haven, Haines City, Davenport and Lake Wales triangle, and each of those towns has its own page with its permit desk, ground and typical jobs. Outside the triangle we take work anywhere else inside the county line: Auburndale, Lake Alfred, Dundee, Lake Hamilton, Eagle Lake, Bartow, Mulberry, Fort Meade, Frostproof and Polk City, plus unincorporated places like Highland City, Kathleen, Wahneta, Waverly, Cypress Gardens, Babson Park and the Polk County part of Poinciana.
Wherever your parcel sits in Polk, the visit runs the same way: we walk the pad, find where a truck and pump can reach, and read your drawings against the ground. Towns with their own counter, and parcels that go to Bartow
Outside the focus towns, the county's own permit agency list is the place to start. It gives each city and town its own permit contact, and it flags Davenport, Eagle Lake, Fort Meade and Polk City as using the Polk County permitting system to track permits. Auburndale asks for a permit on a slab over 100 sq ft within 10 feet of the home or built to carry a structure, and it still wants a farm building permit on an exempt barn. Eagle Lake has its own Building Department taking submittals through Accela.

Everything outside a city limit, from Kathleen and Highland City to Wahneta and Waverly, goes to the Polk County Building Division on Church Street in Bartow. The county lists slabs that support a structure as permit work and holds every slab to setbacks from property lines and easements.

Ridge, flatwoods and lakes: how the ground shifts across the map
Polk isn't one kind of dirt. USGS calls the Lake Wales Ridge the highest and longest ridge in the county, rising to about 305 feet, and describes a smaller Winter Haven Ridge too. Ridge sand drains fast. Flatwoods soils hold the water table near the surface for part of the year, and sinkhole-formed lakes sit around Winter Haven.
So two pads twenty minutes apart can need different fill, grading and design. A ridge lot near Lake Wales and a low pasture outside Haines City are different jobs even when the barn kit is the same. Your engineer sets the spec, and we read the lot at the site visit before we price it. Bring these to the site walk
- The parcel ID, so we can tell which counter has it.
- Your kit drawings, builder layout or engineer's foundation sheet, if you have them.
- Building size and what goes inside: tractor, RV, aircraft, horses or a family.
- The gate or path a concrete truck would use.
- Whether the frame goes up before or after the pour.
- Any plumbing or wiring that needs sleeves under the slab.
Polk's permit page asks for owner, parcel ID, directions, a description of the work and its value, so this list doubles as your permit prep. A hand sketch is fine on day one.
