The Polk City Building page says the city issues building permits and evaluates site plan submittals, and that permits are processed on Polk County's Accela system. Every document and plan has to be uploaded there. The office at 123 Broadway Blvd SE is open Monday to Thursday, 7:30 a.m. to 5 p.m., and closed Friday through Sunday. The county portal carries the file; the city makes the call.

Plan around those four days. A question sent Thursday afternoon may wait until Monday, and a Friday pour leaves no office day to sort out a surprise. We'd rather pour early in the week, so if anything on the permit needs an answer, the office is open. Site plan review is part of the city's job

Evaluating site plan submittals is one of the duties the city lists for its Building office, so a clear site plan saves back-and-forth. For comparison, Polk County's rules for unincorporated land say slabs must meet setbacks from property lines and easements and meet drainage requirements; the city reviews your plan against its own rules. Draw the pad to scale, mark each setback distance, show any easement, and show which way water leaves the pad.

Then measure the truck route. On an in-town lot, the mixer may have to park in the street and reach the pad with a chute or a pump line. On a bigger parcel, soft sand on the way in decides whether a loaded truck can get to the forms. Note gate widths and overhead lines on the site plan. City fees, county impact fees and the monthly permit reports

Polk City keeps its own schedule of fees and its own building permit application, both linked from the Building page. That page also links to Polk County impact fees. Ask the city whether your building triggers one before you set the budget. Don't price the slab and forget the fees.

Land on the Lakeland, Auburndale or Lake Alfred side

Polk City is close to three cities that each run a different permit desk. The City of Lakeland wants signed and sealed plans for a site-built accessory building. The City of Auburndale asks for a permit on slabs over 100 sq ft that sit within 10 feet of the main structure or are meant for construction. The City of Lake Alfred does no same-day inspections and sets a 2 p.m. cutoff for next-day requests. Land between the towns that sits in no city goes to the Polk County Building Division.

No. The city lists its Building office hours as Monday to Thursday, 7:30 a.m. to 5 p.m., closed Friday, Saturday and Sunday. If you have a permit question late in the week, send it by Thursday morning. We'd rather pour early in the week, so the office is open if something comes up.
