Ridge sand or flatwoods: checking a lot near Lake Wales

The City of Lake Wales soils and minerals map lists excessively drained ridge sands such as Candler and Astatula alongside flatwoods soils such as Immokalee and Pomona in and around the city. That map stops at the Lake Wales area and does not tell you which kind sits under a Babson Park parcel, so it is a reason to look, not an answer. The difference shows up in the water table. A South Florida Water Management District soils study puts the seasonal high water on Immokalee-type flatwoods at roughly half a foot to a foot and a half down for about four months a year, and more than six feet down on Candler and Astatula ridge sand.

Look up your parcel on the NRCS Web Soil Survey before the plans are drawn. If it maps as flatwoods, plan on bringing the pad up with fill, and that fill depth drives the price. Under the building code, a shallow foundation on more than 12 inches of compacted fill calls for a geotechnical investigation. If it maps as ridge sand, the pad can stay closer to grade. Either way, walk the lot the morning after a summer storm and note where water sits. That note helps your designer set the pad height.

Babson Park has no town government, so an address outside Hillcrest Heights goes to the Polk County Building Division in Bartow. The exception is a parcel inside the Town of Hillcrest Heights, which shares the Babson Park mailing address and is listed separately by the Property Appraiser. Check your parcel record, and if it shows Hillcrest Heights, ask the town first.
How do I know if my lot is inside Hillcrest Heights?
A mailing address won't tell you. Look up the parcel on the Polk County Property Appraiser's site, or give your parcel ID to the Polk County Building Division and ask which jurisdiction it falls in. Settle it before the site plan is drawn, because the town and the county can ask for different paperwork.
Does a metal carport over my Babson Park RV pad need a permit?
