Who files the permit when the Dundee lot isn't your home

Dundee Development Services: the forms a slab job touches

The Dundee Development Services Department permits and inspects new construction, additions, repairs and other structures inside town limits, and it registers contractors too. Applicants download the Building Permit Application and return it to the town. A few other forms on that list come up on slab jobs:

  • Residential Building Permit Submission Checklist (there's a commercial one too), which tells your designer what the plan set needs.
  • Site Work Permit Application. Ask the department whether your clearing and fill pad calls for it.
  • Product Approval Spec Sheet for the building products your builder lists.
  • Notice of Commencement. Florida law has the owner record one before work starts on any improvement over $2,500 (s. 713.13 with s. 713.02(5)), and on a job over $5,000 a copy goes to the town before the first inspection (s. 713.135). A barn floor clears both lines.

The town requires permits for all accessory buildings and names detached carports, garages, workshops and storage sheds. A barndominium in Dundee is a house, so it gets house rules under the slab: plumbing sleeves, termite treatment and a vapor retarder in that order before the steel. The town has taken some documents off its page for accessibility updates and asks you to contact the Development Services office for fee sheets and forms. Inside the town line or out in unincorporated Polk

A rural lot near Dundee isn't automatically inside the town limits. Polk County's permit agency list shows the Town of Dundee as its own permit office, and parcels outside any listed city or town go to the Polk County Building Division in Bartow. Look up your parcel on the Property Appraiser's site before anyone draws plans, since the two offices use different forms and reviewers. The county treats slabs that support a structure as permit work and wants every slab to meet setbacks and drainage rules.

Nearby places split the same way. Waverly and Cypress Gardens aren't incorporated, so they go to the county. Lake Hamilton runs its own permit desk. The closest public airfield to Dundee is Lake Wales Municipal (X07), run by the Lake Wales Airport Authority, with a 5,400 foot runway in FAA data. No. The Town of Dundee lets homeowners permit work only on homes they live in. A barn, shop or steel building on a parcel you don't reside on has to be permitted by a contractor. If you do live on the lot, you can apply as the owner. Either way, we pour the slab to the approved drawings, and the permit holder books the inspections.
Does the Town of Dundee permit a detached carport or workshop slab?
Yes. The town says all accessory buildings need a permit and names detached carports, garages, workshops, storage sheds, fences and pools. The slab goes in under that building permit, so send us the drawings the town reviewed. Under Florida law, a job over $2,500 also needs a recorded Notice of Commencement, and that form sits on the town's list next to the permit application.
Where do I get Dundee's Building Permit Exemption Request?
It's listed on the town's Building Department page with the permit application and the Notice of Commencement. Some documents came down for accessibility updates, so if a link is missing, contact Development Services and ask for it. Ask the office whether it fits a barn used mainly for farming on farm land. A dwelling never does, so a barndominium goes through the normal permit.
Will a new barndominium in Dundee owe impact fees?
Ask the town before you budget. Dundee posts a Transportation Impact Fee Schedule effective January 1, 2025, plus impact and connection fee sheets, and it keeps a Utilities Application on its forms list. Who books the slab inspection in Dundee?

Is a parcel just past the edge of Dundee reviewed by the town or the county?
If it sits outside town limits, the Polk County Building Division in Bartow reviews it.
