The Town of Dundee runs its own Building Department out of the Development Services Building on Dundee Road, with a Building Official and permit technicians on staff. The Polk County Property Appraiser lists the town as its own permit agency. The town says permits are required for all accessory buildings and names detached carports, garages, workshops and storage sheds. A pole barn slab sits under one of those, so plan on a permit inside town limits.

Reading a Dundee correction report before it costs you a pour date

The town's permit steps page, written as part of its guide for new businesses, lays out how review works. Once an application and its drawings are accepted, a Dundee Building Official reviews them and sends a written report listing any corrections. When those are made, the permit can issue after a final review. For larger projects, a Building Official will meet with the architect and contractor before the plans go in.

For a barn floor, that report is where slab questions get settled: thickness, steel, post footings, the anchor layout, the pad height. Three habits help:

  • Send us the drawing set you submit, and the corrected set when it comes back. We price the corrected one.
  • Ask your engineer to answer any slab item on the report in writing, on the sheet, not by phone.
  • Don't book a truck or a frame crew off the first set. A changed edge detail or a moved post line changes the forms.

A big equipment barn may justify asking for that pre-submittal meeting. A half hour at the desk can save a full resubmittal.

Owner-builder or contractor: Dundee's residence rule for barns

Dundee's Building Department page says homeowners may permit work only on homes they live in. Otherwise a contractor has to do the work. That line matters for a barn on a second parcel, a pasture down the road or land bought before the house.

If the barn is on the lot you live on, you may be able to pull the permit yourself. If it sits on land where you don't reside, expect to hire a contractor to hold it. The town's permit steps also say to check that every subcontractor is registered with Dundee before work begins, so ask whether your barn erector and your electrician are on file.

Emailing a Dundee inspection request by 4 PM the day before

Dundee takes inspection requests by email to the inspections address on its Building Services page. The cut-off is 4:00 PM the day before the inspection you want, and a request that lands after 4:00 PM is scheduled for the next business day. The town asks for four things in the email: the permit number, the job site address, the inspection type and the date you want. An older line higher on the same page still says to call Development Services; the newer notice marked effective immediately is the email rule, so send the email.

For a barn floor, the inspection that matters to us is the one before concrete. We finish the pad, forms, any termite treatment and poly, and the steel, then the permit holder sends the request that afternoon. We order the truck once the pad passes. If a storm rolls through after the poly is down, we check the pad again before the inspector sees it. Rain on freshly treated soil before the poly is down means the treatment gets redone.

Keep the permit number handy from the day it issues. A request without it isn't complete, and a missing slot costs a day.

Farm barns, the town's exemption request and a power hookup

A working farm barn on agricultural land may qualify for Florida's s. 604.50 exemption from the building code. Power is the next question. The town lists safety inspections as needed for utilities to be turned on, so a barn with lights and outlets should expect an inspector even if the building itself is exempt. Where do I apply for a pole barn permit in Dundee?
